Management Services
Our management services include the following:
- Determine the rental rate for your property and provide you current rental market information.
- Market your property prior to and during vacancy to ensure quick tenant turnaround.
- Provide 24 hour marketing of your vacant property via the MLS, our website, craigslist and multiple other sites that prospective tenants frequent such as Zillow, Trulia, etc.
- Supply rental applications to prospective tenants and other documentation required meet landlord/tenant laws.
- Thoroughly screen all prospective tenants. All tenants are accepted only with Landlord approval.
- Prepare leases. Our leases clearly outline tenant obligations to preserve the condition of your property.
- Prepare the property for tenant move-in and ensure the required smoke detectors and locks/latches are in place when applicable.
- Perform pre-move-in and post-move-out property inspections documented with written description and pictures.
- Provide tenants a Resident Handbook that provides them information on the care and maintenance required of them while living in your property.
- Collect rent and enforce collection of late payments.
- Fully account for all security deposits and maintain security deposits in an escrow account, subject to periodic auditing.
- Disburse all tenant deposit refunds after move-out and supply required documentation.
- Handle all tenant issues and repair requests.
- Work with and maintain a network of reputable contractors that ensure low cost repair and maintenance.
- Obtain bids and notify our clients prior to any non-standard expenses regarding their property.
- Ensure all required maintenance is done in a timely manner. Provide 24-hour emergency service.
- Conduct an interior survey of the property at least every six months.
- Provide fully computerized and detailed monthly statements accounting for all income and disbursements.
- Send you a yearly report to make your tax preparation easy.
